Licensed conveyancers are legal specialists who
work on behalf of clients buying or selling property (houses,
flats, business premises or land). They deal with all the legal
matters, paperwork and queries involved in a property
transaction.
The CLC (Council
for Licensed Conveyancers) is the regulatory body for licensed
conveyancers in England and Wales. Our purpose is to set entry
standards and regulate the profession of licensed conveyancers
effectively in order to:
Secure
adequate consumer protection, promote effective competition in
the legal services market, provide
choice for consumers.
CMS provide
you with a cheap fixed fee transparent conveyancing quote that is easy to understand.
All disbursements are listed and the total price for the
conveyancing plus disbursements is added up for you.
Thus you know exactly what go are going to pay. You
will receive a selection of our best three competitive
quotes including a local one (where we have a panel
solicitor available).
A licensed conveyancer is a specialist legal
professional in the
United Kingdom who has been trained to deal with all
aspects of
property law.
Taking instructions from a client in
relation to the sale or purchase of land or property
Conducting searches in relation to the
property with local authorities
Advising clients of any incurred costs
such as
stamp duty land tax and legal fees
Liaising with mortgage lenders (banks
and building societies) to ensure they have all the
relevant information
However, rather than being qualified
as a solicitor, a licensed conveyancer will have completed all of the
examinations and practical training provided by the
Council of Licensed Conveyancers and in addition to
this, they will be at least 21 years of age and be
considered by the CLC to be a fit and proper person to
hold a licence.
CMS
constantly monitor other licensed conveyancer websites. We
have found that the majority advertising unrealistically
low fees from £120 or less charge extra for many items
listed above (which CMS include for free). In particular
most of them charge extra if you are obtaining a
mortgage and this together with other extras can
increase their quote by up to £200.
CMS Directors have between them almost 60 years
of experience of working in the conveyancing
industry and we know what we are looking for in
a good licensed conveyancer firm. We insist that our
conveyancing solicitors are registered with the
Law Society or the CLC. Our conveyancing solicitors must specialise in
conveyancing. We insist that a dedicated and
named licensed conveyancer is appointed to take care of
CMS clients and every conveyancer must be
qualified to carry out conveyancing services. We
look for licensed conveyancer firms who present a good, public image via their
own web-site, who provide up to date electronic case-management and on-line
tracking and updating.
