CMS give
you 3 of the best conveyancing quotes that are easy to understand.
All
disbursements are listed and the total price for the
conveyancing plus
disbursements is added up for you -
showing exactly the amount you are going to pay. CMS
constantly monitor other conveyancing websites. We
have found that the majority advertising unrealistically
low fees from £120 etc charge extra for many items
listed above (which CMS include for free). Most charge extra if you are obtaining a
mortgage and this together with other extras can
increase their quote by up to £200. CMS offer
conveyancing services in the UK.
Always
insist upon a fully comprehensive conveyancing quote in writing and
make sure you read the full
Terms and Conditions -
Frequently Asked Questions and
Disbursements sections.
(CMS can run through these with you as part
of our service).
Conveyancing is the legal process that transfers property from
one owner to another. Your conveyancing will be carried out by a
conveyancing specialist employed by one of the CMS panel
solicitors/ licensed conveyancers. All of our panel firms
are approved and regularly checked by CMS. All firms are
members of the Law Society or Council for Licensed Conveyancers
(you will find their contact details in our Links section) and
all carry at least £1,000,000 worth of indemnity insurance for the
protection of their clients. You can relax knowing that CMS have
done all the hard work of checking solicitor credentials and
service provision leaving you to get on with the business of
moving house.
The fee you see
is the fee you pay with no hidden extras. Our solicitors are
bound by contract to the conveyancing fees they quote. No visit
required as all the conveyancing can be done via
telephone, post and email by the conveyancer. This means the
conveyancing process is completed much faster online. All fees
are processed electronically. Invariably our solicitors fees are
much cheaper than going direct. Our property conveyancing
solicitors are only on our website if they offer cheaper fees
than direct.
CMS solicitors are designed to carry out the legal work when you
are buying or selling a house or any other type of property.
Property conveyancing can be completed very quickly and the fees
quoted can often vary between solicitors. Cheap conveyancing can
be found online with many solicitors offering this conveyancing
service. The conveyancing is normally conducted by either a Law
Society solicitor or a property lawyer. Beware that the
conveyancing process in Scotland is much different to that of
England and Wales and therefore this service does not apply to
Scotland.
You can get 3
instant conveyancing quotes on this site. You will find not only cheap
conveyancing fees but also an excellent conveyancing service. Conveyancing
online is no different to seeing a local conveyancing firm. Sometimes
conveyancing solicitors are known as conveyancers. In essence they do exactly
the same job but can be called many different names. Our conveyancing fee
compare very well to other online conveyancing websites. Now so much of the
solicitors work is automated that there really is no need to pay more for a
local solicitor. Sometime we are also referred to as direct conveyancing
solicitors.
A mortgage
is a type of loan granted by a bank or a building society, usually
known as the Lender or Mortgagor. The mortgage is usually granted
for a long period, traditionally 25 years, and this period is known
as the Mortgage Term. The Borrower, also known as the mortgagee,
offers his property as security for the loan. The Borrower
signs a legal document, known as a Mortgage or Legal Charge, which
then secures the property to the Lender for the period of the
Mortgage. The Legal Charge is registered at the Land Registry and
appears in the Charges Register of the owner’s legal title. Quotes
are cheap fixed prices.
New Stamp Duty Rates
From
25.3.10 until 25.3.12 First Time Buyers buying a property at less than £250,000
will be exempt from stamp duty. Please note that your quote will still display
and include the stamp duty BUT if you are a first time buyer then stamp duty
will not be charged. If you are buying a property above £1,000,000 the
stamp duty rate will increase to 5% for all property purchases completed after
6th April 2011.
Our quotes apply to
England & Wales only and your conveyancing will be carried out by a qualified
conveyancer firm that specialises in conveyancing.
Our solicitors
and conveyancer
multi-partner firms and are members of the Law Society and they are on the panel of
all major mortgage lenders
